Hold the Spec has watched forty years of South Florida weather work on outdoor fixtures, and the pattern is consistent: sun fades finishes, driving rain finds bad gaskets, and salt air eats fasteners and thin castings. I represent the exterior lines listed on this page. Every one of them is sold by territory, and here that is SESCO — whether the job is a coastal residence, a dry inland property, or a commercial site that has to hold up unattended.

Two decisions shape everything else. The first is line voltage versus low voltage, which determines who installs it and how it is wired. The second is the location listing on each fixture, which determines where it is legal and sensible to mount it. Get those right and the rest becomes styling and aiming. Damp rated, wet rated, and salt air

A damp location listing covers positions shielded from direct rain, such as a soffit, a covered porch ceiling, or a deep recessed entry. A wet location listing is required anywhere water can hit the fixture directly, which includes most wall lanterns, post lights, path lights, and anything in a garden bed. Within the wet-rated group, material still matters. Solid brass and copper patina rather than corrode and are the usual choice near the ocean; marine-grade stainless and heavy powder-coated aluminum also perform well. Thin plated steel does not last in salt air.

Low-voltage systems and transformer sizing

Most landscape work runs on twelve-volt low voltage fed by a transformer, which keeps buried cable safe to handle and lets fixtures be moved as plantings mature. Add up the connected wattage and leave headroom rather than loading a transformer to its rating, so the system can grow. Long runs lose voltage, which shows up as dim, yellowish output at the far end; heavier gauge cable and hub-style wiring rather than one long daisy chain both help. Multi-tap transformers let an installer compensate on the longest legs.

Aiming, shielding, and coastal wildlife rules

Good exterior lighting is felt more than seen. Shield the source, aim it at a surface, and let the reflected light do the work. Fully shielded fixtures also keep glare off neighbors and reduce sky glow, and many municipalities now require them. Along Florida's coast and other nesting beaches, local ordinances go further: fixtures near the beach generally have to be mounted low, fully shielded so the source is not visible from the sand, and limited to long-wavelength amber or red light during nesting season. Confirm the local rule before ordering.

Layering a property

Treat the exterior as three layers. Architectural lighting mounts on the building: lanterns flanking doors and garage bays, soffit downlights, and grazing fixtures that rake a textured wall. Landscape lighting works the grounds with uplights on specimen trees, well lights tucked into beds, and path lights spaced far enough apart to leave pools of light rather than a runway. Task and safety lighting covers steps, grills, docks, and any change in grade. Put each layer on its own switch or zone so the property is not all on or all off.
